The site (shown on the map as BAE3) is located on the north western edge of the Boughton Lees settlement triangle. It runs alongside the A251 Faversham Road within the wall of the Eastwell Manor between Gardener’s House to the south and Cranford Lodge to the north. It is an open area of grassed land with scattered trees. To the west the site borders Eastwell Manor Golf Course. The site is visible from the Manor but it is hidden behind a 10’ foot wall so is not visible from the A251. The site is located within an Area of Outstanding Natural Beauty (AONB).
Previously put forward for leisure/tourism development, the landowner is now proposing to build c.4 large homes on this site.
The site is c.0.9 ha.

The Parish Council is not minded to consider this site for land allocation in the Boughton Aluph and Eastwell Neighbourhood Plan. The landowner has been informed of our decision.
The Parish Council is not a planning authority. Our decision does preclude a planning application being made to Ashford Borough Council.
Residents have provided their views on the development of this site in the Neighbourhood Plan Survey. However, the proposed use of the site changed to a residential development after the survey was held. We would welcome hearing your views.
